Vocabulary
negotiate = try to agree on a price
You can negotiate the agency fee with the agent.
a tenant = someone who rents a house from a landlord (房东)
The landlord asked the tenant to pay all the agency fees, so they had to negotiate.

shady = not clear, suspicious
There are many shady things on the deep web: drug deals, organ deals, arms deals, etc.
the tip of the iceberg = what you see of something
Google only shows you the tip of the iceberg. 90% of the internet is on the deep web.
There are a lot of hidden costs when buying a car, such as insurance, gas, maintenance, taxes, license plate fees, parking fees, tickets and fines. The price of a car itself is only the tip of the iceberg.
