Maybe there will some dangerous when you choose private hotels. I think I will prefer to choose AirBNB than a big hotel, because my husband and I and my mother will go to Tokyo together. In a normal hotel, the room is not very big to live in, because we have 4 people. I searched some rooms in AirBNB and owner write “we should meet them in the room”. The owner said, maybe they want to meet the tourist and you will more careful to their room. I have a friend in Tokyo, she lives in a share house, maybe I will visit her in the share house.

I think they might want to meet the tourists so the tourists will be more careful to their house/ will take care of the rooms better.
